Summary of Rental Agreement Policies and FAQs

Arrival and Departure Times

• Check in Time is 3:00 p.m. or later
• Check out Time is 11: a.m. or earlier

Cleaning and Care of your Rental

• Because we will clean your rental after your departure, your visit can be enjoyed to the moment of check out. Your payment includes cleaning for a customary stay.
• If your rental requires cleaning that exceeds customary time and labor you will be charged accordingly.
  

Deposits/Payments/Cancellations

• A valid credit card guarantee is required at the time you reserve your property. Reservations and deposits may be secured by Visa, Mastercard, American Express or Discover Card.
• A Deposit of $200 is due no later than 30 days prior to arrival. Full payment will be charged 72 hours prior to arrival.
• Cancellation of Reservation more than 30 days prior to arrival is fully refundable.
• Cancellation of Reservation: 30 days to 14 days: Forfeit $200 deposit plus a $50 cancellation fee.
• Cancellation of Reservation: 13 days to 72 hours: Forfeit half of the total rental amount plus a $50 cancellation fee.
• Cancellation less than 72 hours prior to arrival: Forfeit total amount of Rental. There is no refund for late arrivals, early departures, or no shows.
• Failure to return Rental Agreement Form with your signature will forfeit “guaranteed” lodging.

Guest Referral Program

• If you are happy with our services, tell your friends.
• For every reservation referred by you, you will receive a $25 gift certificate on your next reservation!
• This referral program is good for first time renters only.
  

Keys and Instructions

• All maps, directions and rental instructions will be sent to you when you make a reservation.
• Please make sure you bring your packet with you when to come to Moab.

Linens and paper products

The following items are included with your reservation:

• Bed linens for all beds. The beds will be made up for your arrival. Towels consisting of bath towels, hand towels, face cloths, kitchen towels and pool towels.
• Paper products including facial tissue, toilet tissue and paper towels.
• Complimentary personal products including Bath and Body Works shampoo, conditioner and lotion, Proterra bath soap.
• Dish soap.

Minimum Reservations

• 2 Night Minimum: All year including non-holiday weekends.
• Holiday weekends and special events are subject to a higher minimum nights stay.

Occupancy

• Our 1 bedroom units will sleep up to 4 people.
• Our 2 bedroom units will sleep up to 6 people.
• Our 3 bedroom units will sleep up to 8 people.
• This includes all children above the age of 3.

Pets

• Pets are allowed in select properties with prior written approval only and are subject to a NON-REFUNDABLE fee of $50.00 per pet.
  
• You are responsible for picking up and properly dispose of all pet waste.
• If you bring a pet into your vacation rental without written permission from management you will be charged a $350 deep cleaning fee.

Smoking

• All of our properties are NON-SMOKING units.
• You are welcome to smoke on the patios provided you dispose of all cigarette butts and cigars, etc.
• There will be a $350 deep cleaning fee charged for smoking in your vacation rental.

Telephone and Internet

• Telephone services are available in all units.
• Local calls are free. Our vacation homes have long distance blocking.
• The use of cellular phones is available from most areas.
• We recommend you use your cell phone or calling cards for long distance calls.
• Internet or DSL is available in select vacation properties only.
